Lauderhill sits in north-central Broward County approximately eight miles inland from Fort Lauderdale and its beaches. The city is bordered by Sunrise to the north and west, Lauderdale Lakes to the east, and Plantation to the south. Access to the Florida Turnpike, I-95, and the Sawgrass Expressway is direct and convenient, with the Turnpike providing further access north to Boca Raton and south to Miami. Oakland Park Boulevard, Sunrise Boulevard, and University Drive run through or along the city. Fort Lauderdale-Hollywood International Airport is approximately 15 to 20 minutes away, downtown Fort Lauderdale is approximately 15 minutes east, and Fort Lauderdale Beach is approximately 20 to 25 minutes away. Sawgrass Mills Mall is minutes from the city's western edge. Lauderhill offers a central Broward County location at a price point significantly more accessible than neighboring Plantation or Sunrise.

A Brief History of Lauderhill FL

Lauderhill was incorporated in 1959. The city takes its name from a conversation between developer Herbert Sadkin and his friend New York Times journalist William Safire, who suggested the name as a play on Fort Lauderdale. Development began with affordable ranch-style homes and low-rise condominiums that attracted retirees and snowbirds from the Northeast. The Inverrary community, developed in the 1970s as a planned urban development around the Inverrary Country Club, became one of the city's most recognizable addresses. The club hosted the Jackie Gleason Inverrary Classic, a PGA Tour event that drew Jack Nicklaus, Lee Trevino, Gerald Ford, and Bob Hope. Jackie Gleason himself was a full-time Inverrary resident and lived there until his passing in 1987. The Inverrary Country Club closed in 2020 but the neighborhood retains its character, mature landscaping, and established communities. Today Lauderhill is one of the most culturally diverse cities in Florida with a population of approximately 77,000 residents and a strong Caribbean and West Indian community presence.

What Makes Lauderhill Different

Lauderhill's primary distinction from a real estate standpoint is value. The city offers some of the most affordable condominium and townhome pricing in Broward County. For buyers priced out of Plantation, Weston, or Fort Lauderdale that accessibility is a genuine draw. For sellers it means understanding that your buyer pool is often cash-heavy, investor-active, and sensitive to HOA financial health, milestone inspection compliance, and monthly fee levels. Those variables matter more here than in markets where buyers have more purchasing power to absorb unexpected costs.

Central Broward Regional Park and Broward County Stadium;  located at the corner of US 441 and Sunrise Blvd,  is the home of international cricket in the United States. In 2010 it became the first ground to host an international match between two full ICC members on American soil and draws over 500,000 visitors per year. The park also features a 1.5-mile walking trail, playgrounds, basketball, tennis courts and beautiful water park-Tropical Splash.

Condominium buildings that are three stories or more and 30 years or older are required to undergo a milestone structural inspection. Buildings that have not completed their inspection or carry underfunded reserves can face financing restrictions that eliminate a significant portion of your potential buyer pool. Cash buyers remain available but they know when a building has compliance issues and they use that knowledge at the negotiating table.

Multiple Publix locations and everyday retail are accessible throughout Lauderhill. The Lauderhill Performing Arts Center is a 1,106-seat theater hosting over 250 performances annually across music, theater, dance, cinema, visual arts, and community events, attracting more than 100,000 visitors per year. Plantation General Hospital is minutes from Lauderhill's southern boundary. Westside Regional Medical Center is also nearby in Plantation. Lauderhill's market is a story of two very different property types. Single-family homes are holding steady, with a median sale price around $410,000 and little year-over-year change. Condos are a different picture entirely — the median condo sale price has dropped to roughly $120,000, down about 14 percent year-over-year, driven largely by rising HOA costs, insurance premiums, and Florida's milestone inspection and reserve funding requirements working through older buildings, the same dynamics covered above under condo seller considerations. Homes are also taking longer to sell than they used to, with days on market now running well over 100 days on average, up significantly from roughly 86 days a year ago. That combination — softening condo values and a slower pace — makes accurate pricing and a clear understanding of a specific building's financial health more important in Lauderhill right now than in almost any other city in this market, not less.
