Negotiation risk — Most sellers give up money after the inspection, not before. I prepare sellers for what buyers will push on, what's worth conceding, and where to hold firm. Knowing this in advance changes outcomes.
Market risk — The Plantation market shifts. What worked six months ago may not work today. I track absorption rates, active inventory, and buyer demand in real time so your strategy adjusts when conditions change — not after you've already lost momentum.

I began my real estate career in Houston, Texas in 1996 after earning a Bachelor of Science in Finance from the University of Houston.
