Weston is one of Broward County's most distinct cities — master planned from the ground up, bordered by the Everglades on its western edge, and consistently ranked among the best places to live in Florida. As a Weston real estate agent who has lived in Broward County and sold real estate throughout South Florida for over 22 years, I have represented homeowners across this city, including transactions in The Isles at Weston and The Lakes, and I know this market the way only someone with real closed deals here can — not from the outside looking in. Whether you're buying, selling, or just trying to understand what makes Weston different, here's what you need to know about its neighborhoods, schools, and lifestyle, current market insights drawn from my own transactions, and what it actually takes to sell here successfully.
Weston sits in western Broward County, bordering the Everglades along its entire western edge. It's the most western city in the county, giving residents a mix of master-planned suburban living with immediate access to protected natural land. The population was 68,107 at the 2020 census, with 2026 estimates putting the city at roughly 72,000 residents.
Weston is well positioned for regional access. I-75 runs along the city, connecting residents north to Sawgrass Mills and south toward Miami-Dade County. Fort Lauderdale-Hollywood International Airport is approximately 20 to 25 minutes away, and downtown Fort Lauderdale is roughly 30 minutes east.
Weston's land was assembled in the 1950s by industrialist Arthur Vining Davis, who took control of roughly 15,000 acres that make up the city today. Development stayed dormant for decades before construction accelerated in the early 1980s — the first homes, in Windmill Ranch and Country Isles, were completed in 1984.
Weston incorporated as a city on September 3, 1996, after several years of community deliberation over whether to incorporate, be annexed into a neighboring municipality, or remain unincorporated. Incorporation gave the city control over its own zoning, planning, and services — a big part of why Weston reads as so consistently master-planned today, rather than assembled piecemeal like older Broward cities.
Master planning — Unlike Plantation or Fort Lauderdale, which grew organically over decades, Weston was built from a single, coordinated development plan. That shows up in consistent architecture, coordinated landscaping standards, and a network of gated communities that all feel part of the same overall city rather than disconnected subdivisions.
Schools — Weston is nationally recognized for its public school system. Every public school in Weston receives an A grade from the Florida Department of Education, and schools like Manatee Bay Elementary and Cypress Bay High School consistently rank among the best in the state. This is one of the single biggest draws for families relocating here.
Everglades access — Weston's western border sits directly against the Everglades, giving residents a proximity to protected natural land that's rare this close to South Florida's urban core.
Gated community density — Weston has one of the highest concentrations of guard-gated communities in Broward County, from golf course communities to lakefront enclaves, each with its own HOA, amenities, and price point.
Nearly every residential community in Weston operates under an HOA, and fee structures vary significantly depending on amenities and gate staffing. Guard-gated communities with 24-hour security, clubhouses, and resort-style amenities carry higher monthly fees than communities with lighter infrastructure. Buyers and sellers both need to understand what a given HOA fee actually covers — security, common area maintenance, clubhouse access, cable and internet in some communities — since that materially affects both marketability and a buyer's true monthly carrying cost.
Weston contains a wide range of gated residential communities, each with its own pricing patterns, amenities, and buyer profile. These are the neighborhoods I know best and work in most actively.
The Isles at Weston is a 24-hour guard-gated community near Post Road and Bonaventure Boulevard, consisting of 654 single-family Mediterranean-influenced homes built between 2004 and 2006 by Centex Homes. Homes range from approximately 2,100 to nearly 5,920 square feet with three to six bedrooms, many with lakefront lots and private pools. Weston Hills Country Club is Weston's largest guard-gated community, spanning 29 subdivisions built by GL Homes with floor plans introduced between 1992 and 2000. Homes range from approximately 2,300 to over 9,000 square feet with three to nine bedrooms, many featuring Mediterranean or Spanish-Revival architecture, terra-cotta tile roofs, and golf course or lake views. The community sits on two 18-hole championship courses at The Club at Weston Hills, with tennis, swimming, and a full social calendar — club membership is available but not mandatory. HOA fees are notably low for a guard-gated community at approximately $130 per month, covering double-entry guardhouse security and common grounds maintenance.

Savanna is the largest gated community in the entire city of Weston, home to more than 12,000 residents — roughly 20 percent of Weston's total population — across 2,819 single-family homes and townhomes spread over six villages. The community offers two guard-gated entrances with 24/7 security, a clubhouse, resort-style pool, spa, fitness center, game and billiards rooms, and a championship golf course along with pickleball, tennis, and racquetball courts. HOA fees are approximately $157 per month. Worth noting: this community's name is spelled "Savanna," not "Savannah" — a distinction worth getting right in your content since it's how the HOA and county records reference it.

Weston is consistently recognized as one of the best places to live in South Florida, known for its strong schools, extensive parks, clean master-planned neighborhoods, and overall quality of life. It has earned national recognition for livability multiple times.
Every public school in Weston receives an A grade from the Florida Department of Education. Manatee Bay Elementary and Cypress Bay High School are among the most highly regarded in Broward County, alongside Falcon Cove Middle School and other A-rated campuses throughout the city. School zone assignments should always be verified through the Broward County school locator, since boundaries can change and vary by specific neighborhood.
Cleveland Clinic Florida, one of the most respected hospital systems in the country, has its main South Florida campus in Weston. This is a genuine asset for residents who prioritize proximity to top-tier healthcare.
Yes. Weston Hills Country Club sits on two 18-hole championship golf courses at The Club at Weston Hills, and Savanna's community amenities include a championship golf course as well. Weston overall has one of the higher concentrations of golf course communities in Broward County.
Fort Lauderdale Beach is approximately 30 minutes from most Weston neighborhoods via I-75 and I-595. Weston trades immediate beach proximity for larger lots, gated security, and a more suburban, master-planned lifestyle.
Weston's cost of living runs above the Broward County average, driven primarily by housing and HOA fees in its guard-gated communities. Entry points vary significantly by neighborhood — Weston Hills Country Club starts in the $500,000s, while the Isles at Weston and similar lakefront communities start closer to $850,000. Florida's lack of state income tax offsets some of this for buyers relocating from higher-tax states.
A home I sold in The Isles at Weston had been listed by a previous agent with nearly ten months of combined active market time and zero offers. With a repositioning strategy; I listed the home at the same price a year later & in a softer market, focused onpresentation, and targeted marketing. The home received multiple offers and went under contract in 56 days while the community average days on market was 115 days. The transaction closed June 2026.
