If you are searching for a single family home in Plantation, Florida under $500,000, the good news is that options exist. The honest news is that you need to know what to expect — because at this price point, Plantation looks very different from the gated luxury communities the city is best known for.

This guide is built from real MLS data covering closed sales from January 1, 2026 through June 29, 2026 — the first half of the year. No guesswork, no generalities — just an honest look at what has actually sold, what neighborhoods those homes were in, and what buyers at this price point are getting for their money. At this price point gated communities are rare; only one community  (Sunset Cove) in this list is a gated community. 

What the Market Looks Like Under $500,000 in Plantation — First Half of 2026

Based on MLS closed sales data from January 1, 2026 through June 29, 2026, here is what the numbers show:

  • Total closed single family sales under $500,000: 35 homes
  • Average sold price: $461,883
  • Average days on market: 96 days
  • Average square footage: 1,619 sq ft
  • Highest sale: $500,000 — 9918 NW 2nd Court (Quatraine)
  • Lowest sale: $359,000 — 9855 Fairway Cove Lane (Fairway Cove)
  • Homes with a pool: 3 of 35 (9%) — extremely rare at this price point
  • Waterfront homes: 4 of 35 (11%) — uncommon but not impossible

Days on Market — What the Data Tells Sellers

The days on market breakdown reveals a polarized market. Homes priced correctly moved fast. Homes priced too high sat for months:

  • Sold in under 30 days: 14 homes (40%)
  • Sold in 30–90 days: 7 homes (20%)
  • Sold in over 90 days: 14 homes (40%)

With an average of 96 days on market, this price range is notably slower than higher price bands. The homes that moved quickly were priced sharply from day one. The homes that sat collected days on market and typically closed below asking.

1.  Quatraine — The Most Active Neighborhood at This Price Point

HOA: Yes — approximately $125 to $138 per month. Includes community pool and common area maintenance.

Quatraine is by far the most active community for single family homes under $500,000 in Plantation. Located near Central Park, this well-established neighborhood offers solid homes in a convenient location. Homes here are typically 3 to 4 bedrooms and 2 bathrooms, built between 1987 and 1991, ranging from approximately 1,376 to 1,820 square feet.

Note: Quatraine appears in MLS records under two legal plat descriptions — Jacaranda Parcel 608 and Jacaranda Parcel 216. These are sections of the same Quatraine community.

  • No waterfront in most cases — only 4 of 35 closed sales were waterfront (11%)
  • Older homes — most were built between 1955 and 1992; budget for updates
  • Smaller square footage — average of 1,619 sq ft across all closed sales

What This Data Means for Plantation Sellers & Homeowners

If you own a home in Plantation priced under $500,000, do not assume your competition is limited to your own subdivision. This report covers 35 closed sales spread across at least a dozen different communities in the first half of 2026 — Quatraine, Breezeswept Park Estates, Jacaranda Pointe, Plantation Gardens, Bayberry Village, and smaller pockets like Happy Dale and Golf View Heights — all pulling from the same pool of buyers in the same six-month window.

If your own neighborhood only produced one or two closed sales in that period, thin local inventory does not mean thin competition. It means your buyer is very likely cross-shopping your listing against a comparable home a few streets over in a different subdivision entirely — one they found just as easily on the MLS. A buyer looking under $500,000 in Plantation is not searching "Breezeswept Park Estates." They are searching a price range and a city, and every active listing in that range is on their list regardless of which sign is in the yard.

That is exactly why pricing your home against only the sales in your own community can be a costly mistake. Quatraine's 110-day average DOM tells a very different story than Plantation Gardens' 28-day average — even though both sit in the same price band. Knowing where your home really lands against that citywide competition, not just your immediate neighbors, is what determines whether it sells in the first 30 days or sits.

What This Data Means for Plantation Buyers

If you are shopping under $500,000 in Plantation, your biggest competition is in Quatraine. Eleven closed sales in six months makes it the most active entry-level community in the city — and nine of those eleven homes went under contract in under 30 days. That is not a slow market. If a well-priced home appears in Quatraine, it goes quickly.

Plantation Gardens is worth a very close look if you want speed on your side. Three closed sales, 28-day average DOM, and no HOA. Buyers who know this neighborhood move on it fast.

At this price point, pools and waterfront are rare. If either is a must-have, expect to compete hard for the few options that exist — or consider stretching your budget into the $500,000–$600,000 range where both become significantly more common.

Is Under $500,000 a Good Entry Into Plantation FL?

Yes — with the right expectations. Plantation's school zones, central Broward location, and overall quality of life make even its most affordable single family neighborhoods genuinely desirable. A 3 bed/2 bath home in Quatraine or Breezeswept Park Estates is not a compromise — it is a real home in a real city with strong long-term fundamentals.

The buyers who do best at this price point go in with clear eyes: they know they are buying an older home, they have a realistic renovation budget, and they understand that Plantation's underlying market will support their investment over time.
