As a Plantation real estate agent & city resident for more than 22 years, I've worked this city as the agent behind real closed sales across its neighborhoods, from Hawks Landing to Plantation Acres. This guide covers everything you need to know about Plantation: its neighborhoods, schools, and lifestyle, current market insights drawn from my own recent transactions, and what it actually takes to sell here successfully.

Over that time, I've watched this city grow, its neighborhoods evolve, and its values hold through market cycles most South Florida cities haven't weathered as well. Whether you're buying, selling, or just trying to understand what makes Plantation different, here is what you actually need to know.

Where Plantation Is Located

Plantation sits in the heart of Broward County, directly west of Fort Lauderdale. It's bordered by Davie to the south and west, Sunrise to the north, and Fort Lauderdale to the east. The city spans approximately 23 square miles and has a population of roughly 95,000 residents.

For anyone tracking commute and accessibility, Plantation is genuinely central. The Florida Turnpike, I-595, and University Drive run through or along the edges of the city. Fort Lauderdale-Hollywood International Airport is about 20 minutes away. Downtown Miami is roughly 35 miles south. Boca Raton is 30 miles north.

For professionals working across South Florida, Plantation offers a central location with significantly more living space per dollar than comparable coastal cities.

A Brief History of Plantation FL

Plantation was incorporated in 1953. The name comes from its agricultural roots — the land was originally used for farming before residential development began in the mid-twentieth century.

What set Plantation apart from the start was its planning philosophy. Early city planners prioritized wide roads, mature tree canopies, large lot dimensions, and residential neighborhoods designed to feel removed from urban density. That philosophy is still visible today. By the 1970s and 1980s, Plantation had become one of Broward County's most desirable residential communities — and it has stayed that way.

What Makes Plantation FL Different

Green space — Plantation has more parks and green space per capita than most Broward County cities. Central Park, Volunteer Park, and the Plantation Preserve Golf Course and Trail are among the most used. The tree canopy and landscaping standards give the city a character that newer western Broward developments simply can't replicate.

Established neighborhoods — Plantation's residential communities are mature. The homes, the landscaping, and the street layouts reflect decades of settled community life. That's part of what draws buyers here who have looked at Weston or Davie and want something with more character and individuality.

Location — Close enough to Fort Lauderdale to access everything the city offers — beaches, dining, the airport, major employment centers — while feeling genuinely suburban in its residential areas.

Schools — Plantation is served by Broward County Public Schools, with several well-regarded elementary and middle schools within the city. School zone assignments vary by neighborhood and carry real weight in how buyers evaluate specific communities. Plantation is also home to American Heritage School, one of the country's most respected private college preparatory institutions, which draws families from across South Florida and internationally.

HOA Considerations

HOA structures vary significantly across Plantation's neighborhoods. Communities like Hawks Landing have active HOAs with fees and architectural standards that protect property values and community appearance. Plantation Acres, by contrast, has no traditional HOA — which is a primary driver of demand for buyers who want land, secondary structures, or lifestyle flexibility without restrictions.

For condo sellers and buyers, HOA financials carry additional weight — reserve funding, special assessments, milestone inspection compliance, and rental restriction policies all affect both marketability and financing eligibility.

Just a 15 minute drive to Weston is the reknowned Cleveland Clinic Florida, one of the most respected hospital systems in the country.   Memorial Regional Hospital in Hollywood and Broward Health Medical Center in Fort Lauderdale are both within 20 to 25 minutes. The Fountains Shopping Center on University Drive is one of the city's main commercial anchors, with a mix of national retailers, restaurants, and services. Westfield Broward Mall is minutes away in the heart of the city. Grocery shopping is easy in the city. the primary grocery store is Publix (there are probably 5 stores), Aldis near the Broward Mall & Fresh Market in the northwest area of the city by the Sawgrass Mall. While not in Plantation, it just a couple of minutes away; Whole Foods & Trader Joe's are very accessible. The dining scene along University Drive and Broward Boulevard covers everything from casual to upscale liked J Alexanders & Kaluz.. For more specialized shopping and dining, Fort Lauderdale's Las Olas Boulevard is about 15 minutes east.  Sawgrass Mills in neighboring Sunrise is also just 10 to 15 minutes from most Plantation neighborhoods — one of the largest outlet and retail destinations in the country with more than 350 stores, luxury shopping at The Colonnade Outlets, and over 26 million visitors a year, making it Florida's second most visited attraction after Disney World.

How far is Plantation from the beach?

Fort Lauderdale Beach is approximately 15 to 20 minutes from most Plantation neighborhoods depending on where you're coming from. Plantation has a tropical climate with warm temperatures year round. Winter months — November through April — are the most comfortable, with daytime highs typically in the mid to upper 70s and low humidity. This is the season that draws the most out-of-state visitors and part-time residents. Summer runs hot and humid from June through September, with daytime highs regularly reaching the upper 80s to low 90s. Afternoon thunderstorms are common during summer months — typically brief and heavy. Plantation sees very little cold weather. Temperatures rarely drop below the mid 50s even in January. For people coming from northern states, the ability to be outside comfortably from November through May is one of the most significant quality of life differences they notice immediately after relocating.

Are there golf courses in Plantation, FL?

Yes — and the options are genuinely good. Plantation Preserve Golf Course, operated by the City of Plantation, is the flagship public course — an 18-hole championship course at 7,148 yards playing to a par 72, with a full clubhouse and practice facilities. It's one of the better-regarded public courses in South Florida. West at Jacaranda Country Club is a semi-private option also within the city. For residents who want more variety, there are more than 80 additional golf courses within 20 miles of Plantation, including options in Davie, Sunrise, and Fort Lauderdale. For serious golfers, the access to courses in this area is one of the lifestyle advantages that makes South Florida — and Plantation specifically — an attractive place to live year round.

What is the cost of living in Plantation, FL?

Plantation's cost of living runs roughly 10 to 18 percent above the national average, with housing as the primary driver. Single family home prices vary significantly by neighborhood — from more affordable areas to luxury estates in Hawks Landing well above $2M. Condos offer a considerably lower entry point. Florida has no state income tax, which meaningfully offsets higher housing costs for people relocating from high-tax states like New York, New Jersey, and California. Utilities run close to the national average. For the quality of neighborhoods, location, and lifestyle Plantation offers, most long-term residents consider it solid value compared to coastal South Florida cities. It's one of the better options in South Florida for retirement, in my opinion — and I say that as someone who has lived here for more than 22 years. Lauderdale West provides a dedicated 55+ community option. The healthcare access is excellent with multiple hospital systems nearby. The city is centrally located so family visits are easy with two major airports within 20 to 30 minutes. The neighborhoods are established and well-maintained, the green space is genuine, and the cost of living is more reasonable than coastal cities like Fort Lauderdale or Boca Raton while still offering easy access to everything South Florida provides.

Plantation is not a single market — it's a collection of distinct neighborhoods, each with its own buyer profile and pricing dynamics. A home in Hawks Landing competes in a completely different buyer pool than a home in Jacaranda or Plantation Acres, and Plantation buyers routinely cross-shop against Weston and Davie in the same price range. Understanding that competitive landscape shapes how I position every listing here.
