Hawks Landing Real Estate Market Trends 2006–2026

20 Years Inside Hawks Landing: What's Changed in Real Estate Values — and What Seller & Buyers Need to Know Every closed sale in Hawks Landing since 2006 answers two questions homeowners here actually care about: which streets have appreciated the most, and what happens to home values when the market turns. That's valuable whether you're deciding when to sell or trying to figure out where in the community holds its value best if you're buying. I've lived in Hawks Landing for nearly 20 years and been a licensed agent since 1996 — this isn't my opinion of this market, it's every recorded MLS sale, broken down by year, street, and home size. If you're deciding when to sell or wondering whether your street is one of the ones that's outperformed the rest, this is the real data behind that answer. HAWKS LANDING ANNUAL SALES & AVERAGE PRICE PER SQUARE FOOT, EVERY YEAR SINCE 2006   Three straight years of declines from 2006 to 2009 (a 32% drop), a full decade essentially parked between $250 and $310 (2010 through 2020), and then a near-doubling in just five years after that. WHY PRICE PER SQUARE FOOT ISN'T THE SAME FOR EVERY HOME — A LOOK BY HOME SIZE Here's something worth being upfront about: applying one community-wide price-per-square-foot number to every home isn't quite fair. A 2,700 square foot home and a 5,300 square foot home don't trade at the same rate per foot, and blending them together hides that. So I broke the same 20 years of sales into four home-size groups and tracked each one separately, across four time periods (grouped in multi-year spans so every number below reflects a real, reliable sample size rather than one or two sales). HAWKS LANDING Average $/SqFt by home size and period: Two things stand out. First, larger homes have consistently commanded a higher price per square foot than smaller ones in nearly every period — the 5,000+ sqft group ran $300-$505 per foot, while homes under 3,000 sqft ran $269-$452. That means a single blended average actually understates what a seller with a larger home should expect per square foot, and can slightly overstate it for a smaller home. Second, and just as important: the post-2020 surge holds up inside every single size group, not just in the community-wide blended number. Every bracket jumped roughly 55-65% from the 2016-2020 period to 2021-2026. That confirms the price surge covered above is a real, size-controlled increase — not just a reflection of bigger homes happening to sell more often in recent years. WHAT COVID ACTUALLY DID TO THIS MARKET, BY THE NUMBERS 2010 to 2020 growth rate: 1.3% per year, compounded. 2020 to 2025 growth rate: 13.3% per year, compounded. At the 1.3% pace, reaching 2025's price level from 2020's would have taken roughly 47 years. It took 5. Nationally, U.S. home prices rose about 40% from January 2020 to August 2022, after averaging just 3.5-4.2% annual growth beforehand — so this isn't a Hawks Landing-only story, but the local numbers above show exactly how it played out here. PROPERTIES THAT SOLD, DROPPED, AND CAME BACK — WITH THE ACTUAL SALE PRICES These are recorded closings, not estimates. 31 addresses in the data show a sale price drop followed by a later recovery. The clearest examples: Every one of these addresses is worth the same conclusion: whoever held through the dip sold for more than the original price the next time it changed hands. Nobody who bought at the top and held through 2008-2012 lost money on paper by the time they sold — the loss only becomes real for someone forced to sell at the bottom.   HAWKS LANDING STREET-BY-STREET APPRECIATION: EARLY ERA VS. TODAY Sweet Bay Ave was already the most expensive street in the early data — that's why its relative gain looks small even though its dollar values are high. Location within the community also shows up directly in the numbers. Against the community-wide median of $300/sqft across all 20 years: Hawks Landing Street — Median Sale Price — Median $/SqFt All four trade above the community median, and all four sit closer to the entrance and clubhouse. HAWKS LANDING LOWEST AND HIGHEST RECORDED HOME SALES The highest sale in 20 years of data: 10691 Golden Eagle Ct, $9,200,000, closed 11/2021 (12,413 sqft). That same address sold in 2013 for $3,199,000, when the original 2007-built home was still standing. The buyer demolished it and rebuilt entirely — so the jump isn't appreciation, it's proof of what the lot alone was worth. That home was relisted in 2026 at $9,950,000, cut to $8,590,000, and has since been withdrawn without selling. Hawks Landing POA DUES, 2006 VS. 2026 Year: Hawks Landing Quarterly POA Dues 2006 — $1,428 2026 — $3,160 That's a 121% increase over 20 years — more than doubling. Worth knowing, and worth weighing against the price and $/sqft gains shown above. WHAT THIS MEANS IF YOU'RE THINKING ABOUT SELLING Twenty years of complete sales data says three things clearly: this community goes through real down cycles, including one that cut prices 32%; the sellers who came out ahead were almost always the ones who weren't forced to sell during one; and pricing off a citywide trend, off a single blended $/sqft number, or even a same-subdivision comp from the wrong street or size range, can leave real money on the table in either direction. If you want to know what your specific lot, street, and home size have actually done over 20 years, that's the conversation I have with Hawks Landing homeowners before anything goes on the market. FREQUENTLY ASKED QUESTIONS Does Hawks Landing real estate always go up? No — prices fell 32% from 2006 to 2009, and several individual addresses show real drops. What the data shows is that every property here that dipped and was held long-term eventually sold for more than its original price. Why does the data only go back to 2006? That's the full extent of MLS's electronic record for this community, and it lines up with when homes here first began reselling in real numbers. Is every street in Hawks Landing worth the same? No — 20-year $/sqft appreciation ranges from 11% to 118% depending on the street, and streets nearer the entrance and clubhouse consistently trade above the community median. Does a bigger home mean a lower price per square foot? No, the opposite tends to be true here. Larger homes (5,000+ sqft) have consistently traded at a higher price per square foot than smaller homes (under 3,000 sqft) across every period in the data. What did COVID actually do to home values here? It compressed roughly 47 years of the pre-2020 appreciation pace into about 5 years, based on this community's own before-and-after growth rates. Thinking about what your Hawks Landing home is actually worth, based on real data instead of a generic estimate? I've lived in this community for nearly 20 years and work exclusively with sellers. The 5 Most Expensive Neighborhoods in Plantation FL: A Local Expert's Guide for Homeowners

5 Neighborhoods Where Plantation's Most Expensive Homes Actually Sell — And Why Buyers Pay a Premium to Live There If you own a home in Plantation, Florida, the neighborhood you live in isn't just a location — it's one of the biggest factors in what your home is worth, how fast it sells, and what kind of buyer walks through your door. By Michele Noonan | Licensed Realtor | 22-Year Plantation & 20-Year Hawks Landing Resident | Keller Williams Plantation is one of Broward County's most diverse real estate markets, with communities ranging from entry-level condos to multi-million dollar custom estates. But at the top of the market, five neighborhoods consistently command the highest prices, attract the most qualified buyers, and hold their value better than anywhere else in the city. Here is an honest, ground-level look at those five communities — written by a 22-year Plantation resident and 20-year Hawks Landing resident who has worked these streets, not just studied them from a spreadsheet. Below is the highest and lowest sale price in each neighborhood for 2025, plus year-to-date numbers through June 2026, so you're looking at where the market actually stands right now, not a generic estimate. 1. Hawks Landing — Plantation's Crown Jewel Price range: $1.15M – $8.6M+ | 2025–2026 MLS Data If one neighborhood in Plantation stands in a category of its own, it is Hawks Landing. Developed by Robinette Homes between 1997 and 2007, this 24-hour manned and roving guard-gated community comprises approximately 575 custom estate homes — and no two are alike. Homes range from 2,500 to over 12,000 square feet, most featuring private pools, lakefront views, and a minimum two-car garage. The lots are generous, the landscaping is immaculate throughout, and the architecture ranges from classic Mediterranean to contemporary modern. At the center of the community sits the Hawks Landing Club — a $15 million, 15,000-square-foot facility offering a resort-style pool and spa, state-of-the-art fitness center, seven Har-Tru tennis courts, pickleball, basketball, a billiards room, nail salon, and a packed social calendar year-round. What Makes Hawks Landing Different From Every Other Neighborhood on This List Hawks Landing is home to a notable concentration of high-profile residents — NFL players, professional hockey players, corporate executives, and high net worth individuals who have specifically chosen this community for one reason above all others: peace of mind. The 24-hour manned gatehouse combined with roving security patrols means the community is beautiful, safe, and consistent from one end to the other. When you turn any corner in Hawks Landing, there are no surprises. Every home, every street, every common area reflects the same high standard — because a well-funded HOA enforces it. That consistency is the trade-off. Lots in Hawks Landing are smaller than what you will find in Plantation Acres. But what you give up in raw acreage, you gain in something that acreage alone cannot buy: the guaranteed condition of everything around you. You will not find a $500,000 home in need of attention sitting next to your $2.5 million estate. The HOA does not allow for that kind of inconsistency. For high-profile individuals and families, the security and community atmosphere are not amenities — they are the entire point. A Note for Sellers on MLS Data Hawks Landing appears in MLS records under two subdivision names: Hawks Landing and Enclave 2nd Section. These are the same community. Some agents list under one name, some under the other — which means if you are researching comparable sales on Zillow or other consumer platforms, you may not be seeing the complete picture. This is one of many reasons working directly with an agent who pulls from MLS data matters when pricing a home here. Hawks Landing 2025–2026 Sales Snapshot Based on MLS data covering the past 18 months, Hawks Landing homes have sold ranging from $1.38 million to $3.4 million. To put the full picture in perspective, there is currently a home actively listed in Hawks Landing at approximately $8.6 million — a reminder that the ceiling in this community is far higher than recent sold data alone suggests. The range here is genuinely vast. 2025 Highest Sale: 530 Coconut Palm Terrace — $3,400,000 | 7 bed/7 bath | 6,368 sq ft (May 2025) 2025 Lowest Sale: 10800 Blue Palm Street — $1,380,000 | 5 bed/3 bath | 2,942 sq ft (January 2025) 2026 Highest Sale: 61 Peregrine Avenue — $2,655,000 | 5 bed/4 bath | 4,254 sq ft (May 2026) 2026 Lowest Sale: 320 Windmill Palm Avenue — $1,500,000 | 4 bed/3 bath | 3,169 sq ft (February 2026) Additional closed sales include: 770 Leigh Palm Avenue — $2,325,000 | 5 bed/5 bath | 3,818 sq ft (June 2026) 10995 Whitehawk Street — $1,860,000 | 4 bed/3 bath | 3,103 sq ft (May 2026) 661 Cardinal Street — $2,149,000 | 5 bed/4 bath | 3,784 sq ft (March 2026) 127 Swan Avenue — $2,222,222 | 5 bed/4 bath | 3,703 sq ft (March 2026) 11098 Canary Island Court — $1,705,000 | 5 bed/3 bath | 3,076 sq ft (February 2026) 321 Windmill Palm Avenue — $1,800,000 | 5 bed/5 bath | 5,002 sq ft (January 2026) 531 Coconut Palm Terrace — $2,950,000 | 6 bed/6 bath | 5,000 sq ft (December 2025) 770 Leigh Palm Avenue — $2,325,000 | 5 bed/5 bath | 3,818 sq ft (December 2025) 731 Coconut Palm Terrace — $1,925,000 | 5 bed/3 bath | 3,431 sq ft (December 2025) 10771 Hawks Vista Street — $1,550,000 | 4 bed/3 bath | 3,199 sq ft (November 2025) 10170 Key Plum Street — $2,547,000 | 5 bed/5 bath | 4,611 sq ft (September 2025) 10842 Blue Palm Street — $1,150,000 | 4 bed/3 bath | 2,809 sq ft (September 2025) 550 Carrotwood Terrace — $2,850,000 | 5 bed/5 bath | 4,641 sq ft (August 2025) 10847 Whitehawk Street — $2,900,000 | 5 bed/6 bath | 4,020 sq ft (July 2025) 630 Sweet Bay Avenue — $3,338,000 | 6 bed/6 bath | 5,229 sq ft (May 2025) The data reflects a market that rewards well-positioned listings priced to current conditions. Homes priced correctly are moving. Homes that sat for extended days on market consistently closed below asking — a pattern that holds true across all price tiers in today's South Florida market. What sellers need to know: With approximately 16 transactions per year, Hawks Landing is a low-turnover community. When a property comes available, qualified buyers are watching closely. Pricing must reflect the specific lot position, water views, square footage, condition, and which section of the community the home sits in. No automated valuation tool accounts for these nuances. Every listing requires a customized strategy built from real MLS data. 2. Plantation Acres — Estate Living on Your Own Terms Price range: $650K – $5M+ Plantation Acres is unlike any other neighborhood on this list — and that is exactly the point. This is Plantation's true estate country. Lots range from one to four or more acres, giving homeowners the kind of space, privacy, and freedom that no gated community can replicate. There is no master HOA governing Plantation Acres as a whole. In some sections, voluntary homeowner associations exist — but participation is optional and dues are typically minimal or nonexistent unless you are within a specific gated enclave. For most homeowners in Plantation Acres, what you own is yours to manage entirely. That freedom is a genuine appeal. You can build a guest house, install a tennis court, keep horses, or simply enjoy the kind of privacy that comes with owning a true estate-sized lot in the middle of Broward County. Plantation Acres Security: What You Need to Understand Security in Plantation Acres works very differently than in Hawks Landing. A handful of streets within the community have gated access, and many individual homeowners choose to install their own private gate at the entrance to their property. But that gate secures your home — not your neighborhood. You are responsible for your own security, and that distinction matters significantly for buyers evaluating their options at this price point. Vintage Creek — The Exception Within the Exception There is one true gated community within Plantation Acres worth knowing: Vintage Creek, an exclusive enclave of just seven custom estate homes. HOA fees in Vintage Creek run approximately $2,000 per quarter. Homes here almost never come to market. The last recorded sale in the community was in 2022, when a 5,000 square foot home sold for $1.8 million. The highest sale in Vintage Creek's history was a nearly 10,000 square foot estate that sold for $3.2 million in 2021. If you are specifically looking for a gated address within Plantation Acres, Vintage Creek is the only option that delivers true community-level security — and opportunities to purchase there are exceptionally rare. When a home becomes available, serious buyers move quickly. Plantation Acres: The Tradeoff Every Seller Needs to Understand Because there is no governing HOA maintaining community-wide standards, Plantation Acres can be genuinely inconsistent. A $5 million custom estate may sit on the same street as a $500,000 home in need of significant attention. Lot sizes, home conditions, landscaping, and upkeep vary considerably throughout — and that variability directly affects your home's value and how buyers perceive it. This is one of the most important reasons serious luxury buyers choose Hawks Landing over Plantation Acres. When you pay the HOA fees and live behind a 24-hour manned gate, you are buying the guaranteed condition of everything around your home. In Plantation Acres, you own your privacy and your acreage — but there is nothing in place to ensure the same standard from your neighbor. For the right buyer, none of that is a dealbreaker. The acreage, the freedom, the estate lifestyle, and the proximity to American Heritage School make Plantation Acres genuinely compelling at every price point. Plantation Acres 2025–2026 Sales Data: The Range Is Unlike Any Other Community in Plantation The Plantation Acres sales data makes the case better than any description could. In the past 18 months alone, closed sales have ranged from $650,000 on the low end to $5,400,000 on the high end — a spread of nearly $5 million that exists within the same community, sometimes on the same street. 2025 Highest Sale: 11361 NW 19th Court — $3,800,000 | 7 bed/7 bath | 6,428 sq ft (March 2025) 2025 Lowest Sale: 1200 NW 116 Avenue — $650,000 | 4 bed/2 bath | 2,674 sq ft (February 2025) 2026 Highest Sale: 11750 NW 15th Street — $5,400,000 | 6 bed/6 bath | 6,942 sq ft (April 2026) 2026 Lowest Sale: 480 W Mount Vernon Drive — $832,000 | 4 bed/2 bath | 1,854 sq ft (June 2026) That spread — $650,000 to $5,400,000 in the same community — is the single most important data point any Plantation Acres seller needs to understand. It illustrates precisely why the absence of an HOA creates real pricing complexity for high-end owners. Your neighbors are not curated the way they are in Hawks Landing. Additional notable closed sales include: 11781 NW 15th Street — $3,900,000 | 5 bed/5 bath | 5,530 sq ft (June 2026) 11831 NW 9th Street — $2,825,000 | 5 bed/5 bath | 5,970 sq ft (April 2026) 11420 NW 4th Street — $3,200,000 | 7 bed/8 bath | 6,842 sq ft (January 2026) 12000 NW 11th Street — $2,352,000 | 4 bed/4 bath | 4,266 sq ft (June 2026) 1280 NW 124 Avenue — $3,638,000 | 5 bed/6 bath | 6,679 sq ft (November 2025) 11636 NW 5th Street — $2,075,000 | 5 bed/4 bath | 4,376 sq ft (November 2025) 860 NW 122 Avenue — $1,900,000 | 5 bed/3 bath | 4,754 sq ft (May 2025) 11780 NW 15th Street — $3,450,000 | 5 bed/5 bath | 5,532 sq ft (February 2025) This data illustrates precisely why Plantation Acres requires the most customized pricing approach of any neighborhood in Plantation. Lot size, location within the Acres, Vintage Creek versus open community, improvements, and surrounding property conditions all factor into value in ways that make broad market averages nearly meaningless. Selling successfully here requires knowing exactly what part of the Acres your home sits in and marketing directly to the specific buyer who values what your property uniquely offers. 3. Lago Mar Colony — Golf Course Living With Optional Membership Price range: $830K – $1.9M for single family | Condos and townhomes from the $400Ks Lago Mar Colony is a 24-hour gated community known for its tree-lined streets, custom Mediterranean-inspired homes, and a setting that wraps around a beautiful golf course and tranquil waterways. The community comprises 125 custom-built homes — no two floor plans are identical — with HOA fees running approximately $250 per month based on current 2026 data. Homes commonly feature soaring ceilings, wood built-ins, marble flooring, impact windows, and expansive outdoor living spaces built for the South Florida lifestyle. Lago Mar Country Club: Membership Is Optional — and That Matters One of the most important things to understand about Lago Mar Colony is that the country club membership is entirely optional. Buying a home in the community does not require you to join the golf or social program. For buyers who want the aesthetic and setting of a golf course address without mandatory membership fees, this is a meaningful and often overlooked distinction. For those who do join, the Jacaranda Golf Club offers 36 holes of championship golf across the East and West courses — both rated four stars by Golf Digest and host to PGA, USGA, and FSGA events. The club is semi-private, meaning it is accessible to the public as well as members. Tennis, pickleball, dining, and full country club amenities complete the lifestyle offering. Both courses are currently undergoing a complete renovation with two brand new championship courses expected by November 2026. Lago Mar Colony: What Buyers and Sellers Need to Know About the Condos and Townhomes Lago Mar Colony also includes condominiums and townhomes within the broader community, with units ranging from one bedroom and one bath upward. Monthly fees for the condo and townhome units run approximately $360 based on recent recorded data. The most recent townhome sale on record was a two-bedroom, two-and-a-half bath unit of approximately 1,400 square feet that sold for $440,000 in December 2025. Turnover in the condo and townhome segment is relatively low based on historical data — buyers who purchase here tend to stay. That said, the presence of smaller, more affordable units within the community means Lago Mar Colony does not command the same uniform premium as Hawks Landing. If you own a single family home here, your marketing strategy needs to clearly differentiate your property from the condo and townhome inventory that shares the community name. What sellers need to know: Lago Mar Colony attracts a specific and loyal buyer — someone who values the golf course lifestyle, the gated security, and the custom home experience at a price point below Hawks Landing. Positioning your home correctly against the active inventory within the community is critical, as buyers here compare carefully across a relatively contained pool of available properties. 4. Jacaranda Country Club — Championship Golf and Plantation's Most Prestigious Gated Enclave Price range: $800K – $2M+ Jacaranda Country Club is one of Plantation's most established and recognized addresses, built around the renowned Jacaranda Golf Club — South Florida's premier semi-private golf facility featuring 36 holes of championship golf across the East and West courses. Both courses carry a four-star Golf Digest rating and have hosted PGA, USGA, and FSGA championship events. A complete renovation of both courses is currently underway with two brand new championship layouts expected by November 2026. Most of Jacaranda Country Club is not gated. However, within the broader community there are several gated sections offering additional privacy and security for residents who want it. Coco Plum Estates — The Most Expensive Address Within Jacaranda Country Club The most prestigious gated enclave within Jacaranda Country Club is Coco Plum Estates, a community of 74 custom homes that represents the highest price tier within the broader Jacaranda area. Homes in Coco Plum Estates are among the most coveted in all of Plantation — a number of properties sit directly on the water, and others are positioned along the Jacaranda golf course itself, offering some of the most picturesque views available anywhere in the city. The community has an active HOA. 2025 Highest Sale: 901 SW 88 Terrace — $1,400,000 | 6 bed/3 bath | 4,833 sq ft (June 2025) 2025 Lowest Sale: 8841 SW 8th Street — $860,000 | 4 bed/2 bath | 2,584 sq ft (April 2025) 2026 Highest Sale: 349 Jacaranda Drive — $1,200,000 | 4 bed/3.5 bath | 3,216 sq ft (May 2026) 2025 Lowest Sale: 9541 Sea Turtle Drive — $1,100,000 | 4 bed/3.5 bath | 3,552 sq ft (February 2026) Additional 2025 closed sales include: 853 W Coco Plum Circle — $1,360,000 | 4 bed/3 bath | 3,757 sq ft (March 2025) 8941 SW 8th Street — $1,025,000 | 4 bed/3 bath | 3,864 sq ft (August 2025) 783 W Coco Plum Circle — $1,272,000 | 5 bed/3 bath | 2,941 sq ft (November 2025) For buyers drawn to the golf course lifestyle and the prestige of a Jacaranda address, the combination of Coco Plum's gated security, waterfront and golf course lots, and the upcoming course renovation makes this one of the most compelling value opportunities in Plantation today. What sellers need to know: If you own in Coco Plum Estates specifically, you are selling one of the most exclusive addresses in Plantation — lead with that in every aspect of your marketing. If you own elsewhere within the broader Jacaranda Country Club community, the semi-private golf course lifestyle and the neighborhood's long-established reputation are your strongest assets. In either case, the wide variety of home styles, sizes, and price points throughout the Jacaranda area means precise positioning is essential. Buyers here are comparing carefully, and the difference between a well-positioned listing and a generic one shows up directly at the closing table. 5. Plantation Palms — The Community Where Neighbors Become Friends for Life Price range: $1M – $1.7M+ | Historical MLS Data Plantation Palms — known on the MLS by its legal description as Jacaranda Parcel 614 — is one of the most exclusive and least publicized communities in all of Plantation. This intimate, gated enclave of just 66 elegantly designed single-family homes was built between 1990 and 1997 and has quietly maintained its status as one of the city's most desirable addresses for over three decades. Homes start at approximately 3,000 square feet and range to over 5,000 square feet, consistently featuring volume ceilings, marble floors, gourmet kitchens, private pools, and beautifully landscaped outdoor living spaces. Most homes are waterfront. What Sets Plantation Palms Apart Is Not Just the Homes — It's the People Plantation Palms has one of the lowest turnover rates of any community in Plantation — and that is not a limitation, it is a reflection of how much people value living there. When residents stay for years and sometimes decades, something happens that you cannot manufacture in a new development: genuine community. In Plantation Palms, you will know your neighbors. You will watch their children grow up. You will share the kind of block-level relationships that have largely disappeared from modern residential life. For a certain kind of buyer — one who has achieved what they set out to achieve and now wants roots, stability, and a neighborhood that actually feels like one — Plantation Palms is unlike anything else available in Plantation. That stability also has a practical dimension. Low turnover means the community does not feel transient. The same families maintain the same standards over long periods of time, which contributes to the overall quality and consistency of the neighborhood. Plantation Palms: Inventory Is Extraordinarily Rare — What the Sales Data Shows Because residents stay, inventory almost never appears. A full review of the MLS history for Plantation Palms tells the story better than any description could: there have been only five recorded sales in the community since 2021. In a market where buyers are constantly searching and inventory is the limiting factor, that number is extraordinary. It is not a sign of a stagnant community — it is a sign of one where people simply do not want to leave. Recent closed sales include: 2026 Sale (only recorded sale in 2026): 681 NW 100th Terrace — $1,050,000 | 4 bed/3 bath | 2,932 sq ft (June 2026) 2025 No Sales 2024 Highest Sale: 10100 NW 7th Street — $1,658,000 | 4 bed/3 bath | 3,955 sq ft (October 2024) 2024 Lowest Sale: 757 NW 100th Terrace — $1,425,000 | 5 bed/4 bath | 4,370 sq ft (January 2024) Additional Sales: 717 NW 100th Terrace — $1,550,000 | 5 bed/3 bath | 3,808 sq ft (February 2024) 660 NW 101 Terrace — $1,350,000 | 5 bed/3 bath | 4,452 sq ft (May 2023) The fact that there has been only one sale in all of 2026 — and just five total since 2021 — tells you everything you need to know about how rarely owners choose to leave. What sellers need to know: With so few comparable sales to work from, pricing a Plantation Palms home requires a highly customized analysis that goes well beyond standard automated valuations. This is a community where the right pricing and marketing strategy — executed correctly — can produce a result that significantly outperforms what a generic approach would achieve. If you are fortunate enough to own here and are considering your options, the conversation about what your home is worth deserves more than a Zestimate. The Trade-Off Every Luxury Buyer in Plantation Eventually Faces At the end of every conversation I have with a serious buyer or seller in Plantation, the same fundamental question emerges: what matters more to you? Hawks Landing gives you 24-hour manned security, roving patrols, a $15 million clubhouse, guaranteed neighborhood consistency, and a community where high-profile individuals and families have specifically chosen to live because the peace of mind is worth the premium. The lots are smaller. The HOA fees are real. And in return, you never wonder what is going to happen to the house next door. Plantation Acres gives you acreage, freedom, and privacy on a scale that no gated community can match. You manage your own security. There is no HOA telling you what you can or cannot do with your property. And you accept that the neighbor two lots down may have a very different vision for their land than you have for yours. Neither answer is wrong. They serve fundamentally different buyers with fundamentally different priorities. The communities in between — Lago Mar Colony, Jacaranda Country Club, and Plantation Palms — each offer their own version of that balance, at different price points and with different lifestyle trade-offs built in. Understanding which community is the right fit for your next chapter, or understanding how to position what you already own within the context of that conversation, is exactly what I am here to help with.
